As the founder of The Pettit Realty Group, Debra is a trusted expert in the North Texas real estate market, specializing in rural subdivisions and farm and ranch properties throughout Northern Collin and Grayson Counties. Her deep knowledge of Van Alstyne and the surrounding communities, along with her genuine connection to the area, makes her a valuable resource for clients throughout North Texas.

Debra and her family moved from Dallas’s Lake Highlands to Van Alstyne more than 20 years ago. Her firsthand experience transitioning from city living to country life gives her a unique perspective when helping clients find “their next front porch” and connect with their community. She is equally comfortable helping clients buy and sell properties throughout the Metroplex, proudly claiming “dual citizenship” in country and city living.
Outside of real estate, Debra enjoys hosting church small groups in her home and spending time with her grown daughters, Laura and Lydia, and son-in-law, Connor. She also serves on the Van Alstyne Education Foundation Board and is a graduate of Baylor University.
Fun fact: Debra and Randy were born just four months apart at the same Dallas hospital, and their daughters are fifth-generation Dallasites.

Randy has his Masters Degree in Land Economics and Real Estate from Texas A&M University.
He has been a Commercial and Land Appraiser for 38 years. He is a consultant for our team, as well as being a Commercial Realtor. He is our go-to guy for commercial buying and selling, commercial leases, and farm and ranch properties. He has also participated in training classes for our brokerage. His real estate experience has been extremely valuable for our clients and our team. Randy has been a member of the Van Alstyne Planning and Zoning Commission and enjoys consulting for new real estate development.
When he's not working in real estate, he enjoys leading in his local church, playing several musical instruments, hunting, landscape design, and mentoring younger men. He and Debra have 2 grown daughters as well as a fabulous son-in-law.

Casey Spies brings a business-minded approach and a genuine love of homes to every real estate experience.
With 11 years as a Realtor and 17 years in corporate retail buying, planning, finance, and marketing, Casey brings a unique blend of business experience, creativity, market knowledge, and attention to detail to her work with the Pettit Realty Group. Her husband, Justin, is also a licensed Realtor, and they work together as a team, combining their experience and perspectives to provide thoughtful, personalized guidance throughout the real estate process.
A lifelong DFW resident and graduate of the Mays Business School at Texas A&M University, Casey has called Carrollton, Dallas, Allen, Frisco, and now Van Alstyne home. Having experienced both city and country living, she understands the many lifestyles and opportunities North Texas has to offer.
Casey’s love of homes is personal. She and Justin, along with their three children, transformed two small cottages into their family home. Inspired by Fixer Upper, the experience taught her to look beyond what’s there today and see what a home could become. She loves bringing that same perspective to her clients.
